WARNING: Thousands face losing their homes

THOUSANDS of desperate Scots face losing their homes as they struggle to pay their mortgages, alarming new figures reveal.

There was a 14 per cent jump in applications to be classified as homeless in the last year as higher house prices, rising interest rates and bills took their toll.

A leading charity last night warned there had been an eight-fold increase in the number of people experiencing problems with meeting their mortgages, partly fuelled by irresponsible lenders.

The warning came as another set of figures revealed the number of people approved for mortgages reached a 23-year low.

Shelter Scotland said a huge volume of traffic was overwhelming its website, with record numbers of anxious homeowners seeking advice.

This led to 913 applications to be classified as homeless in Scotland last year because of mortgage defaults, a 14 per cent jump from the previous year.

The number of repossession orders issued by courts is also increasing steadily, and had pushed through the 4,000 mark north of the Border in 2006.

Last night the charity urged the Scottish Government to take action to repair "the broken state safety net" that is failing to save many from destitution.

Head of campaigns James Jopling said: "There is strong evidence to suggest that mortgage default and repossessions in Scotland are an increasing problem for many people.

"Even just seeing a 42 per cent increase in traffic to our website is an indicator people are already seeking help.

"With repossessions set to rise this year, we worry that, even though we provide advice online, on the phone, and in person, that we haven’t got the resources to help everyone."

Shelter’s web pages offering advice on repossession were visited nearly 25,000 times last year.

The charity's call comes the day after City watchdog the Financial Services Authority said more than one million mortgages across the UK were a "cause for concern".

It cited riskier lending characteristics, including people being lent high multiples of their salaries over longer periods of time, as a major issue.

At the same time the Royal Institution of Chartered Surveyors predicted that around 123 homes will be repossessed every day during 2008, the equivalent of 45,000 during the year.

Yesterday the Bank of England said just 73,000 new loans were approved for people moving home in December - the lowest figure since July 1995.

The level was also 10 per cent below November's figure and marked the seventh month in a row that the number of mortgages for movers has fallen.

Shelter is calling on the Scottish Government to develop a free telephone and online advice service to stricken homeowners. It would also oblige mortgage lenders to provide details of the service to all customers.

Shelter blamed irresponsible lending, rising house prices, interest rates, council tax, fuel bills and transport costs for the crisis.

A Scottish Government spokesman said: "We will continue to urge mortgage lenders to put in place debt management arrangements that help those facing the spectre of mortgage arrears and repossessions."

Let's give the Scots what they want and give them a border they have to close and let them pay for their own immigration and customs controls. Let them pay for their own university fees and let them keep their own politicians.
I don't want one penny of my taxes going North of the bordrer. Guarantee if we did this, within 5 years Scotland would probably be worse off than Zimbabwe. If they are going to hold out a nicotene stained hand, shaking through alcoholism, then they should show a bit more bloody respect, instead of woffling about how great Scotland is and how much they do not need us. Wake up, You need us more than we want you to.

......the English pick up the tab for everything else that Scots get so make them cover the repayments.

No!........................well maybe not then.

Anyway,why hi-light the Scots struggle,this situation affects us all.Or is it the first time the molly-coddled Scots have had a reality check.

No doubt Gordon Brown will filter some more money up to Scotland and probably just pay everybody's mortgage payments for them. After all England is just a glorified cashpoint anyway, isn't it?
