2009 could be a bad year if you are a homeowner

Families are being evicted from their homes at a rate of one every seven minutes as the number of repossessions soars.

Alarming new figures show that repossessions almost doubled during the three months from July to September last year to 13,161 – a rise of 92 per cent on the same time in 2007.

The Financial Services Authority also recorded 60,000 new cases of people falling into arrears with their mortgages and an estimated 500,000 are in negative equity, where their home is worth less than the amount they owe.

Experts fear the situation is about to get significantly worse because since September tens of thousands of people across Britain have lost their jobs.

The figures were described as “just the tip of the iceberg” by the Conservatives amid warnings that the number of repossessions will continue to rise.

Shelter’s chief executive Adam Sampson said: “These figures show just how difficult and miserable 2009 will be for home owners. We are without question engulfed by a housing crisis worse than the 1990s crash.

“These new figures are not just numbers, they are heartbreaking tales of real people losing their homes and the rescue schemes announced by the Government recently will help just a fraction of those in trouble.

“While the Government yet again bails out some of Britain’s floundering banks with billions of pounds, it is still seemingly unable to provide adequate support for millions of hard-working home owners.”

The figures show a growing number of people are on the brink of being ­repossessed. Around 340,000 have fallen behind with their mortgage
payments.

At the end of last year many banks announced a voluntary six-month delay on repossession orders but that has not yet stemmed the tide and Mr Sampson called on the Government to speed up policies aimed to help those at risk.

Gordon Brown announced last month that under a Treasury-backed insurance scheme, home buyers in ­financial difficulties will be allowed to delay interest repayments on their loans for up to two years.

But within 24 hours the £1billion package was unravelling as it emerged the proposed emergency mortgage “holidays” could help as few as 9,000 out of around 75,000 families who face losing their homes this year.

Mr Sampson said: “More than a month later home owners are still in the dark about who will benefit, while every seven minutes someone else becomes a repossession victim.”

Eddy Weatherill, chief executive of the Independent Banking Advisory Service, said: “The Government initiatives are too little and too selective. They are merely PR and hype and in the circumstances are a disgrace.

“They do not help the majority of vulnerable families now in serious trouble. We will see repossessions go beyond 1991 figures unless the Government makes vulnerable families their first priority.’’

Shadow Housing Minister Grant Shapps said: “Gordon Brown’s famous boast that he had ended boom and bust will provide no comfort for the families who were repossessed over the summer.

“Even more worrying, these figures are from before the banking collapse so they may be just the tip of the iceberg.

“The Government has shown incredible complacency. Mr Brown needs to pull his finger out and help the thousands of vulnerable families across the country.”

Citizens Advice Bureaux saw 35 per cent more mortgage arrears problems in the 12 months to the end of September 2008 compared with the previous 12 months, with 77,324 inquiries.

The organisation’s Sue Edwards said: “The FSA figures are deeply troubling but come as no great surprise in the current economic climate. Our bureau network is currently dealing with 325 new cases involving mortgage arrears every working day.

“One of the most worrying things is not just the sharp rise in repossessions, but a matching rise in the number of repossessed properties that remain unsold.

“This means that many of those who have already lost their homes continue to rack up substantial amounts of additional debt, as they are liable for interest and other charges until the repossessed property is sold.”

A Communities and Local Government spokesman said: “We are doing all we can to ensure repossession is always a last resort.”

DID THE LENDER FILL IN THE LOAN REQUEST FORM & SIGN IT?

OK the banks lend money to make profits for share holders that have invested their money with risks as we are now seeing, the borrower normally fills in a form and signs it to try and borrow the money so how come when the borrower can't keep up the payments agreed the bank is to blame, it normally states on the form IF YOU DON'T KEEP UP WITH THE PAYMENTS YOU COULD LOSE YOUR HOME or was it that lots of borrower's can't read, I've been there with 16%+ mortgage rates and low wages but cut back on everything to make the payments not like seen on the news people at risk rushing out to book holidays and buy all they can in the sales even if they don't really need the stuff, learn to live within your means and understand the risks of borrowing, if the people who's homes are being repossesed can't pay the mortgage then how can they pay the true rent for the same property, or do they expect these private houses at council house rents, if that is the game I had better mortgage my home stop paying then rent it back on the cheap, if it's ok for one it's ok for us all then what will happen to the banks and the country?

What is the matter with you people? ARE YOU THICK. Brown is doing BRILLIANT. He has foresight that others can only dream of.
ASK YOURSELF WHAT LABOUR IS ABOUT.
They don't want the working classes to compete with them. They should ALL live in council properties then if they don't toe the line they can be throw out. For instance just suppose someone was being taken to court for dropping a sweet wrapper. I know you are saying NO ONE could be treated like that!!! If hey don't apologize they will then find they are thrown out of there council home. Also imagine a Tory poster in your window!!! Sorry we need your house for someone else but we offer you this one in the down town ghetto. Take it or leave it. If you go to all Labour meetings you will be given one of them big new houses, you would hear them say.
Yes the situation is getting perfect for LABOUR. That's why they WONT help people to stay in their homes. Lose their home and lose their independence. Labour will arrange for one of their buddies to buy up all the homes on the cheap. Now no problem for another million immigrants.
COME ON GIVE HIM CREDIT FOR THE PERFECT STRATEGY He needs the banks to throw out as many homeowners as possible, THATS why they are getting ALL the money. Now leave Brown alone he knows what he is doing. Lets just hope all those stupid Labour voters are the first to lose their jobs and homes. I refer to those that work(ed) and had their (OWN) home.

Never trust a bank, their whole purpose in life is to lease you as much money as you can qualify to borrow, and then resolve themselves of all responsibility when it all goes wrong.
Who gave out all these ridiculous mortgages on over priced properties in the first place? The banks of course.
Gordon Brown as per usual has got it backwards. What should happen is those in danger of repossession and those in serious arrears should be give a 2 year break from paying the principal, not the interest. Let those that created part of the problem bear part of the burden
